This home was fully and carefully designed for the hillside it's perched on, with ski area views to be enjoyed from ten different rooms. It was also designed for ease of ownership -- the deck and siding are maintenance free, there's no shoveling or plowing when the snow flies, no grass to mow in the summer months, but 900 square-feet of decking from which to enjoy the great outdoors. Location: Located just north of downtown Breckenridge, on the east side of the valley, with expansive views of the Breckenridge Ski Area and Ten Mile Range. Easy access to Highway 9; the Huron Heights Subdivision is located at the north end of Breckenridge, so heading to Frisco or I-70 is quick and easy (you won't have to crawl through the multiple stop lights of Breckenridge). Just outside of town limits, so there's no 1% transfer tax. Layout of Home: Upper Level: Formal entry, mud room and garage (396 sq-ft living space plus 768 sq-ft garage). Main Level: Great room, kitchen, formal dining room, pantry, powder room, master suite with two master baths and two walk-in closets, two decks. (2,269 sq-ft of living space plus 524 sq-ft of decking). Lower Level: Family room, study, exercise room, two bedrooms, two baths, mechanical room, laundry area, deck with hot tub. (1,654 sq-ft of living space plus 374 sq-ft of decking). Greatroom: Vaulted ceiling, floor-to-ceiling windows offering mountain views, floor-to-ceiling rock fireplace with stone slab hearth and wood slab mantle, custom chandeliers. (570 sq-ft living space in this room alone). Formal Dining Room: Large enough for all your guests and with mountain views. Kitchen: Finished with exquisite, extensive, full-slab granite counters that run the perimeter of the room (3 sides) and provide seating for six. Plus a center island granite slab that's 39 sq-ft. Appliances: Sub-zero®, side-by-side refrigerator with custom paneling. Stainless GE Monogram® double ovens, (both convection) and microwave. Other Kitchen Details: West side of kitchen is vaulted, and has large window opening to ski area views; corner cabinetry (above and below counters) is designed to maximize storage; kitchen pantry is 30 sq-ft with floor-to-ceiling shelving; custom interior hardware on cabinetry and drawers. 18-inch travertine tile floor. Master Suite: Very spacious suite with added luxury: his and her master baths, each with large walk-in closet. "His" master shower is completed with triple shower heads and four body sprayers plus a window for mountain views. "Her" master bath has an over-sized soaking tub with shower, built-in vanity, custom tiling. Both walk-in closets are completed with built-in drawers, shelving and ample space to hang clothing. Decking: This home is finished with 3 sizeable and sunny decks; the deck flooring is constructed with composite material that means no maintenance; all decks have ski area views. Property is on county-maintained road with weekly trash pickup available. Propane tank has automatic monitoring device so Amerigas knows when to replenish. Heat is in-floor, radiant gas-fired boiler heat. Mechanical room includes a 120 gallon hot water heater plus a 350 gallon water storage tank.
